Demolition
Demolition of buildings or structures
Section 80 of the Building Act 1984 requires you to give the council notice of any intended demolition work.
Section 80 of the Building Act 1984 places a duty on any person intending to carry out the demolition of a building to first give notice to the Local Authority of their intention to do so, unless that building falls within a small number of exemptions
When we receive notification of the intention to demolish a building, we will respond by serving a counter (Section 81) notice, which will set out the requirements that must be complied with during the course of the demolition process.
The demolition works should not be commenced until either:
- The local authority has issued a counter notice to the person submitting the demolition notice, or
- A period of 6 weeks has elapsed since the demolition notice was submitted.
A Section 80 Demolition Notice form is available for download below.
